Property Management is the representation of the owner(s) by a real estate broker to preserve the value of a property while generating income. To put it simply, we get your property rented and handle all the behind the scenes work. Owners pay property managers a fee or a percentage of the rent generated by a property while under management.


The main reasons for hiring a property manager are that owners 1) lack the time or expertise to maintain the properties and deal with tenants, 2) only have an interest in owning rental properties and earning profits from them, and 3) are absentee landlords (off-island) and are required to do so by law.

  • How many properties do you currently manage? What types of properties do you manage, and where are they located?

    HI Roots Realty has a dedicated property management team consisting of five licensed real estate agents, four administrative assistants, and an accountant. Owners Peter Enomoto-Hahn and Sean Fujimoto remain actively involved in overseeing operations and maintaining strong relationships with our owners and tenants.


    We currently manage over 400 properties across Oahu. The majority of our portfolio consists of residential properties, with most located in Central Oahu. We also manage a small number of specialty properties, including one commercial property.

  • How do you screen prospective tenants?

    Our tenant screening process is designed to place qualified, responsible tenants while helping owners minimize risk.

    Credit report review

    Landlord reference checks

    Our landlord questionnaire specifically asks about:


    Late rent payments

    Returned or bounced payments

    Lease violations or complaints

    Whether the tenant received their full security deposit back at move-out


    We generally look for tenants who demonstrate stable income, positive rental history, and the ability to meet their lease obligations.

  • Is there a maintenance reserve requirement?

    Yes. We maintain a $200 reserve balance for each property.


    The reserve allows us to cover small interim expenses and utility costs between tenancies, helping ensure smooth operations without delays.

    If reserve funds are used, they are replenished from future rental proceeds.


    Any remaining reserve balance is returned to the owner if management services are terminated.

  • Do you require renter's insurance?

    Yes. All tenants are required to maintain renter's insurance throughout their tenancy.


    Renter's insurance helps protect:


    The tenant's personal belongings

    Liability for accidental damage to another person's property

    Medical expenses if a guest is injured at the property


    This requirement provides an additional layer of protection for both tenants and property owners.

  • What happens after I hire HI Roots Realty, and how long does it typically take to rent my property?

    Once the Property Management Agreement is signed, we begin the leasing process immediately.


    Our process includes:


    Property evaluation and pricing recommendations

    Professional marketing photos

    Online advertising across major rental platforms

    Showing coordination and property tours

    Applicant screening

    Lease preparation and execution

    Move-in coordination


    Prior to move-in, we conduct a detailed property condition assessment and take inventory photos to establish a baseline record of the property's condition.


    We also ensure the property is clean and move-in ready so expectations are clearly established from the beginning of the tenancy.


    We work proactively to minimize vacancy by advertising properties as early as possible and pricing them appropriately based on current market conditions. Most of our properties are rented within the first two weeks, and nearly all are rented within 30 days. Actual leasing timelines may vary depending on market conditions, property condition, and pricing.

  • How do you encourage long-term tenant retention?

    We believe that tenant retention starts with placing the right tenant from the beginning. Our thorough screening process helps us identify qualified residents who are more likely to fulfill their lease obligations and remain in the property long-term.


    Once a tenant is placed, we focus on responsive communication, timely maintenance coordination, and professional management practices that help foster positive landlord-tenant relationships.


    Many of our tenants choose to renew their leases, helping our owners reduce vacancy periods, turnover expenses, and the costs associated with re-leasing a property. Our goal is to create a positive rental experience for both owners and tenants while protecting the long-term value of the property.

  • What is your experience handling evictions?

    Except for the tenants and situations we inherited from other property management companies, we've had one eviction over the 6 years our company has been around, and that was 4 years ago due to a death in the family. Over half our tenants renew their lease.

  • How do tenants pay rent?

    Most tenants pay rent electronically through their secure tenant portal.


    The portal allows tenants to:


    Make one-time payments

    Set up recurring automatic payments

    Pay via e-check

    Pay via credit card


    We also accept mailed rent payments, and some tenants choose to deliver rent payments directly to our office.

  • How do owners receive information about their property?

    Our tenants have the option to pay online through their tenant portal. This seems to be the most popular method since they can make payments manually or set up auto payments. Payments can be made thru the portal by e-check or with a credit card. They can also mail in their rent checks and we do have a handful of tenants that physically drop off their rent checks to our office.

  • How is maintenance handled?

    No extra or hidden fees, our services all all inclusive in our management fee. That means no start-up fees, no advertising fees, and no fees for coordinating maintenance.

  • How do you handle emergency maintenance situations?

    Emergency maintenance requests are addressed as quickly as possible to help protect both the tenant and the property.


    Examples of emergencies may include:


    Major plumbing leaks

    Sewer backups

    Electrical hazards

    Fire-related damage

    Issues affecting health and safety


    Our team coordinates with qualified vendors to address emergencies promptly and communicates with owners throughout the process whenever possible.

  • What fees do you charge?

    Our pricing is simple and transparent.


    Included in our management services:

    No maintenance invoice markups

    No hidden administrative fees


    Our standard management fee is 10% of collected rent.

  • Are there any fees or penalties if I decide to cancel management services?

    No.


    We do not charge cancellation fees and do not believe in locking owners into long-term contracts.


    We believe our clients should stay with us because they value our service, communication, and results—not because they are contractually obligated to do so.


    If you ever decide to move on, you can do so without cancellation penalties.
